May 2026 MVCA Meeting Minutes 

7:02pm – Meeting called to order by Rachael Caldwell 

Minutes  

Rachael read March meeting minutes; Lee made motion to approve, John second. 

Financials 

Austin reported an end balance for March 31st, 2026, of $71,325.83 

Austin reported an end balance for April 30th, 2026, of $69,058.76 

Lee made a motion to approve, John second.  

2026 Dues / Pond maintenance payments 

Stated seven of ten 2026 dues liens are outstanding. They will go to small claims after 90 days – will check with Rob when appropriate to file. 

All entities on Northland Blvd have paid their 2025 pond maintenance balance. 

Metal Gazebos 

Noticed and discussed how many gazebos are being installed without architectural request or approval. Metal roofs are not permitted. If we want to allow metal roofs, we will need a covenant amendment – requires 75% of homeowners to vote “yes”.  The board has sent letters in past to several homeowners, but gazebos remain. The board needs to get with Rob to send letters to homeowners. Need a complete list of addresses with metal roof gazebos. Motion made by Lee, Rachael second. 

Drainage on Wyckford 

Homeowner has emailed us regarding standing water on the back of property. The last email response given to the homeowner was to invite them to a meeting being held May 27th.  Lee visited the property and shot his laser. He noted mowing done by homeowners in the area has caused ruts in the land. He noted a 2-foot height difference. HOA stands that they are not responsible, and it is lacking or poor maintenance on property owners’ behalf.  

Open Discussion 

A homeowner started a discussion about sheds. If we want to allow sheds, we will need a covenant amendment – requires 75% of homeowners to vote “yes”.
